Bookkeeping for small landlords, done by talking

Drop in your statements. Answer a few questions. Books done.

DoorBooks AI is a bookkeeper you talk to. Hand it bank statements, leases and closing statements; it sets up your properties and tenants, sorts every transaction, and comes back with a short numbered list of the decisions only you can make. Per-property P&Ls, rent roll and lender package fall out the other end. Built by a landlord who got tired of spreadsheets.

3-day free trial on every plan, cancel anytime. Works with any bank, Venmo, Cash App and Zelle.

Here are September's statements and the new lease for 88 Birch.

Imported 61 transactions and added Priya Nair as the tenant at 88 Birch Ct ($1,450/mo from Sep 1). I sorted 57 of them: rent matched to tenants, the Amex payment paired with checking, utilities and the mortgage to their properties. What I need from you: 1. $8,400 to ABC Roofing on Sep 12 — new roof (capital improvement) or a repair? I'd guess capital. 2. $2,800 Zelle from Dana Whitfield on Sep 1 — that's two months of rent. Deposit, or catching up on August? 3. $212 at Home Depot on Sep 15 — which property?

1 is a new roof. 2 was August, she was late. 3 is Cedar.

Made for how landlords actually get paid

Most bookkeeping tools assume one bank feed, one company and clean inputs. Small landlords have none of that.

Rent comes in through Venmo, Cash App, Zelle and cash, often into a personal account.
Every payment is matched to a tenant and a month, and you can see who is short.
Property titled to one LLC, bills paid from another, owner money moving in and out.
Due to / due from between your entities is tracked automatically, on both sides.
No per-property view. Schedule E gets pieced together in March.
A P&L for every property with Schedule E line numbers, all year.
A lender asks for a rent roll and trailing-12 numbers, today.
A lender package with NOI and DSCR, as a PDF, in one click.

How it works

Drop in what you have

Leases, closing statements, bank and card statements, Venmo exports, even a photo of a statement. The assistant reads them and sets up properties, tenants, accounts and loans for you to check.

It sorts and asks

Rent is matched to tenants, transfers between your accounts are paired, duplicates set aside, and the clear stuff is categorized. You get a numbered list of the few things it can't know — "new roof or repair?"

Answer in plain English

"1 is a roof, 3 is Cedar, the Chipotle was personal." Every change is listed under the reply and can be undone. Then ask for the P&L, the rent roll, a lender package, or post it all to QuickBooks.

Everything a small portfolio needs

Ask DoorBooks

"Who is behind on rent?" "Add tenant Priya at 88 Birch, $1,450." "The $1,800 Zelle was flooring at Cedar." It answers, and it makes the change, with Undo.

A real double-entry ledger

One set of books per LLC. Balance sheet, journal, and month-by-month bank reconciliation so the books match the bank.

Reports your CPA and lender accept

Per-property P&L, balance sheet, rent roll and lender package as branded PDFs. Schedule E lines on every category.

Rent roll that knows the calendar

Payments on the 25th or later count toward next month. Short, missing and extra payments stand out.

Works with or without QuickBooks

Use DoorBooks AI as your books, or connect QuickBooks Online and post confirmed transactions with properties as Classes — or just tell the assistant to.

Your data stays yours

Each account is private to its owner in the database. Statements are read to sort them and are not kept.

Questions

Do I need QuickBooks?

No. DoorBooks AI keeps a full double-entry ledger on its own. If you use QuickBooks Online, connect it in Setup and post confirmed transactions straight in, or export a ready-to-import file.

What documents can it read?

PDF and CSV statements from any bank, card, Venmo or Cash App; leases; closing and settlement statements; rent rolls; LLC paperwork. Scanned PDFs and photos work too.

Does the AI decide things for me?

It sorts what it can with a clear reason and asks about the rest. You confirm, it remembers. Anything the assistant changes is listed and can be undone.

Is this tax or legal advice?

No. DoorBooks AI organizes your records and produces reports. Confirm tax treatment with your CPA; the reports are built to make that conversation short.

Where is my data?

In a database where each account can only see its own rows, enforced by the database itself. Statement files are processed to extract transactions and are not stored.

Can I try it without signing up?

Yes. Open the app and explore the sample book: two LLCs, four properties, six months of messy statements.
